Evaluating the Solar Fuel: Irradiance
Sunlight is the free fuel that powers your facility. Accurately estimating the available solar resource is the starting point of any financial model. Investors must utilize specialized satellite and meteorological databases to secure historical data on irradiance.
However, macro-level data often misses the nuances of a site's microclimate. A coastal property might show excellent average sunlight on satellite data, yet thick marine fog might settle over that specific parcel every morning. Thorough due diligence requires crossing satellite data with local meteorological reports to account for these anomalies.
Identifying the Hidden Enemy: Shading
Even with abundant irradiance, energy yield will plummet if shadows fall across your arrays. Shading even a small portion of a single panel can disproportionately restrict the power output of the entire connected string.
When evaluating shading, investors must look beyond immediate obstacles and consider the sun's trajectory across different seasons. The low angle of the winter sun can stretch a mountain's shadow dramatically, eclipsing the plant by mid-afternoon. Investors must use sophisticated 3D modeling software equipped with topographical data to simulate shading minute-by-minute, year-round.
The Ultimate Deal-Breaker: Grid Capacity
Assume you have found brilliant irradiance, perfectly flat terrain, and zero shading. There is one final hurdle: determining if the local utility grid has the physical capacity to absorb the power you intend to generate.
Generating electricity is futile if you cannot deliver it to the market. In many established solar markets, transmission infrastructure is completely saturated. If a developer signs a lease without checking grid availability, they might discover that connecting the project requires a massive transmission upgrade taking years to build. Therefore, confirming grid interconnection capacity must be the absolute first step in site selection. If there is no capacity, the smartest move is to walk away.

태양광 발전의 핵심 연료, 일사량 분석
태양광 발전소에서 태양빛은 화력 발전소의 석탄과 같은 '무상 연료'입니다. 부지에 얼마나 많은 햇빛이 쏟아지는지 파악하는 것이 수익성 분석의 출발점입니다. 기상청 데이터를 활용하여 과거 10년 치 이상의 데이터를 확인해야 합니다.
더불어, 해당 지역의 미기후(Microclimate) 특성도 고려해야 합니다. 통계 수치는 우수해도 실제로는 바다 안개가 자주 끼거나 아침저녁으로 습기가 오래 머무는 분지 지형이 있습니다. 이런 곳은 실제 발전 시간이 크게 줄어들 수 있으므로 현장 방문과 탐문이 필수적입니다.
수익률을 갉아먹는 숨은 적, 음영 파악
일사량이 풍부해도 패널 위로 그림자가 진다면 발전량은 급감합니다. 패널의 작은 일부분에만 그림자가 져도 전체 발전 효율이 뚝 떨어지는 특성이 있기 때문입니다.
음영을 분석할 때는 계절별 태양의 고도 변화를 반드시 계산해야 합니다. 여름에는 문제가 없더라도, 태양 고도가 낮아지는 겨울철에는 주변 야산의 그림자가 길어져 오후 3시만 넘으면 발전소를 덮치는 경우가 발생할 수 있습니다. 3D 음영 시뮬레이션을 통해 주변 지형지물과 나무의 성장까지 고려한 철저한 분석이 필요합니다.
가장 치명적인 장벽, 계통 연계 용량
일사량과 음영 조건을 모두 충족하는 완벽한 땅을 찾았더라도, 가장 중요한 확인 절차가 남아 있습니다. 바로 한국전력의 전력망에 내 발전소를 연결할 수 있는 '계통 연계 여유 용량'을 확인하는 일입니다.
전기를 아무리 많이 생산해도 한전 선로에 판매하지 못하면 버려지게 됩니다. 선로 용량 확인 없이 땅부터 매입했다가, "선로가 포화 상태라 5년 뒤에나 연결이 가능합니다"라는 통보를 받는다면 자금만 묶이는 최악의 상황에 처합니다. 입지 선정 시 일사량보다 '한전 선로 용량'을 최우선으로 점검해야 합니다.
